    3. Scope of Work

    Subcontractor's Responsibilities:
    Freaky Clean LLC will be responsible for completing the following tasks:

    Rough Clean:

    1. Remove and dispose of all floors, tub, threshold, and countertop protection into the site dumpster.
    2. Remove construction trash and debris from floors, walls, and horizontal/vertical surfaces into the site dumpster.
    3. Clean fire extinguisher cabinets.
    4. Wipe & dust all horizontal surfaces.
    5. Wipe down all interior & exterior doors, frames, and glass.
    6. Wipe wall plugs, flash plates, and light switches.
    7. Dust shelving, cabinetry, and drawers (interior and exterior); remove dirt and debris.
    8. Wipe and dust interior light fixtures; remove plastic covering.
    9. Clean HVAC grills and units; vacuum HVAC closets.
    10. Clean kitchen and laundry appliances inside and out.
    11. Clean under and behind all appliances.
    12. Sanitize all plumbing fixtures (tubs, toilets, sinks).
    13. Remove labels and packaging from appliances and surfaces without scratching.
    14. Sweep and vacuum all floors and clean all flooring (Vinyl, Wood, Tile, Carpet) according to manufacturer recommendations.

    15. Clean interior glass of windows and mirrors, frames, jambs, and tracks.

    16. Lower and clean window blinds as required.
    17. Removal of fire protection red coverings and yellow tab.
    18. Remove all painters’ tape and residue.

    Note: Freaky Clean will make all efforts to remove paint residue but does not guarantee 100% removal, especially with oil-based paint. Notification will be made to the site manager for a solution. This applies to adhesive residue as well.

    Final Clean:
    • Wipe and dust all horizontal internal and exterior surfaces, doors, frames, and hardware.
    • Clean all appliances inside and out.
    • Clean under and behind all appliances.
    • Sanitize all plumbing fixtures.
    • Detail clean all bathrooms.
    • Sweep and mop floors as required, including machine scrubbing.
    • Clean all interior glass and mirrors.

    Other Project-Specific Details:

    4. Compensation & Payment Terms
    The Prime Contractor agrees to pay the Subcontractor for the completion of this project. Payments will be made via .
    • A deposit of is required, with the remaining balance due 30 days after project completion.
    • In the event of a delay in payment, the Prime Contractor will pay an additional 5% monthly fee on the outstanding amount.

    5. Insurance & Liability
    Freaky Clean LLC must maintain and provide proof of the following insurance:
    General Liability Insurance: Minimum coverage of $1,000,000

    Workers' Compensation Insurance: In accordance with state law.
